I offer the highest quality of service to my clients. When you decide to purchase a home and become my client you learn how to become 100% prepared in today's quick turnaroud market to move on a property, usually before others are even aware it is on the market. It is very important to be represented by someone whom you can trust and someone who you can comfortably work with. Buying your home is one of the most important purchases you will make, and having the right agent who can provide you with the experience and the service you deserve will make that easy. When you understand current market conditions, you are better able to position yourself as a Buyer. It helps to know if you are in a Seller's, Buyer's or Balanced market when setting your offering price. The conditions now are such that we are in a Seller's market and there is a lot more competition and Seller's have plenty of choices and room to negotiate, forcing you to be very competitive when setting your price. I am an expert negotiator and even in this extremely tough “sellers market“ I can usually get close to the price that you want to pay. You may have read lately that “Housing Affordability“ has decreased and that only 19% of the persons in Los Angeles county are able to afford a home but in the High Desert areas 41% can afford a home. These figures do not tell the whole story. If $94,730 was truly the income required to buy a home in Los Angeles county it indeed would be a limited few who could ever dream of home ownership. I work with and know about many different mortage and lending programs that ease the way into home ownership. My recommendations usually will save you hundreds of dollars up front and many thousands over the life of your loan. There are special programs for Union members, Teachers, Peace Officers, etc. and knowing which one best suits the client is something that I keep up with. Latest News! Report: U.S. Rentals Unaffordable to Poor
(December 20, 2004) -- Working households need to make a minimum of $15.37 per hour to afford the average one- or two-bedroom rental apartment and the utility costs associated with it, the National Low Income Housing Coalition calculates.
The coalition cites reports that show rents rising faster than incomes and utility costs climbing faster than rents.
Workers in Illinois' Clay, Crawford, and Wayne counties and Florida's Washington County are the only ones in the nation who can afford a one-bedroom apartment while earning the federal minimum wage of $5.15 per hour.
West Virginia came in as the most affordable state, where workers need only $9.31 per hour to afford a two-bedroom rental compared to $21.24 per hour in California, which was the least affordable destination.

Buying a home is a complex undertaking. Hiring me, a real estate professional, will save you time and money. In these times homes come on the market and are sold in days, not weeks or months, as before. It is immpossible for a person, even with all of the new Internet technology, to find a home and move on it without a Realtor assisting them. A person can check on their own and maybe find a property that looks great at 9Am and by noon that property may already have five offers. By the time that person returns home from work to see about their “great find“ it may even be off the market. Homes move that fast if they are priced right. Together, we will determine your needs and wants and find or sell your home. I promise to make your real estate experience stress-free and agreeable. I possess a wide range of real estate experience and guarantee to find or sell your home in a timely and professional manner. I will make sure that you get the most out of your next real estate transaction by taking advantage of cutting edge technology, products and services. The Southern California market has a limited supply of homes at this time, and I know everyone in my area and I am made aware of any new listings, some times before they hit the MLS. Whatever you are searching for, if it comes on the market you will know that day so you can get a jump on other buyers!
I invite you to contact me with any of your real estate needs and questions, as I am here to serve you. I look forward to hearing from you soon! Here are some of the steps I will take to find your perfect home: Determine Your Wants and Needs This is the single most important step. By asking you a series of questions I will establish what you are looking for. My goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet your needs. Throughout the buying process I will maintain your confidentiality and represent your best interests. Many of my clients are in the Entertainment Industry and confidentiality is paramount to them so I use that extreme level with all of my clients. Help You Get Pre-Qualified
This step will show you how much you can afford. This is accomplished by speaking with your financial institution and establishing what monthly payments you will be comfortable with. I work directly with several Mortage Brokers and Banks and Savings & Loan companies so am usually able to get you a very favorable rate. There are many special programs available that should allow you to get into a home and stop wasting your money on rent. Home Shopping As I stated I use every available method to locate a property that matches your search parameters. This will include properties listed with our office, offered through other real estate companies, as well as unlisted properties. Unlisted properties include those that are for sale by the owner and they have chosen not to publish their property for sale outside of a very restricted local area. I am informed daily of every new “for sale by owner“ by a special service that many other agents do not use or even know about. I will disclose all known facts about the property that are likely to affect your decision. When I find the home that meets your criteria, I will assist you in writing an offer and act as a liaison between you and the seller. |
